You need money to start with. You won't get a business loan without a deposit and equity. The LL will want a credit check on you. You will need to see 3 years of audited accounts to see if it is viable, as it is being sold the LL will raise the rent ( they always do). A Solicitor will have to look at the lease for you, there can be restrictions.

First of all you will have to see what price she wants.

Hi I'm looking at maybe getting a small card/gift shop where I know the lease is coming up and the lady is old and wants to quit!

Can you give me advice on things to check please?

I worked in there for quite a while and I know it takes a ￡1000 pw but I don't know if that's good once you take your overheads out!
