Has anyone heard of I3 Lending mortgage company?

They have offered me an excellent rate ("3.5% with 3.5% APR and our lender fees of $1695 and appraisal fee of $400 would be credited to you by us if rates stay the same") but I can't find any reviews on them.

Take my advice and stay far away from them. I was told I was locked in at a specific rate with no points and would actually have an APR lower than the rate due to lender credits. When I received the GFE and a million other forms there was a substantial charge for points and NO lender credit. To make things even worse I was actually being charged a fee of close to $1,000. I received all of the forms and was then contacted via email about 1 hour later by the broker asking for the signed copies. Then about another hour later they called and left a message. They were extremely pushy because they probably hope people just sign without reviewing. I can only imagine what these (or at least the person I worked with) do to people who blindly trust them. What amazes me if some of the lies that were stated in emails.

Apparently being familiar with the Truth in Lending Act is not a requirement of employment at this place. I came across this firm while searching zillow for rates. The person I spoke with made all of the promises in the world. They were offering rates that no other lenders could touch. Everything sounded great until the good faith estimate arrived. There were so many hidden fees (none that had been disclosed) that what seemed like a good deal was a total ripoff.

The fact that a firm like this is around shows that predatory lending is alive and well. There is a reason why you can't find anything about them online other than those reviews at zillow. It is very interesting that most of those reviews were posted within a one week period in April. I would be willing to bet just about every single one is a fake review posted by someone associated with the company.

If this company still exists within a year I will be surprised.

I worked for these jokers. The leadership team is in India, and so is the majority of their fulfillment. They are the worst company I ve ever worked with. They are disorganized, they churn thru mortgage talent, and they lied about the opportunity and compensation. They are in violation of Loan Officer licensing by employing unlicensed individuals. They have no passion for delivering a great customer experience. They have an unlawfully operated affiliated business arrangement with a title company called Crown Title, whereby excessive fees are charged to the borrower, in order to line the pockets of the i3 lending owner. They will get their day in court, and the public will be better off when they receive their cease and decist order.

Worse mortgage broker ever. Period. They seemed to be very nice and fast at upfront sell point. After your deposit of $500 was taken, they would disappear from your life FOREVER. It took a week for the appraisal report from the day the appraisal was done (I had to contact them a few times for this). Then when the appraisal came out grossly low (this is another topic on its own), I provided them all the facts to support the dispute. They kept promising me on multiple different contact efforts that they will file the dispute. But after THREE WEEKS, not a word from them. I even contacted the appraisal company to ask about it. They said the lender never sent them anything. It s currently in the 5th week of the 45-day lock. Since day one, it s not even once that they proactively contacted me. The loan officer sounds great on the phone, but he s just an ALL TALK, NO ACTION type of guy. In my opinion, he is just way too LAZY to be in this kind of work. After dealing of dozens of mortgage loans, this is by far the WORSE one. This is definitely a SCAM. Stay far away if you don t want to lose money.

In an age of boundless information, if you can find nothing on a company, you may want to steer clear (that said, please do NOT believe everything you see/ read on the web!).

Mortgage lending is a highly competitive industry and if you are patient enough to do your homework on this one, you'll land a mortgage at a rate/ APR/ closing cost combination that you can live with.

I'm working with them now and they are very slow... this is the slowest firm I have ever worked with. If the GFE is good until I close it would be worth the wait but if its not it was a waste of time.
